I have no info on the garage except that it has a vacate order on it from the Dept. of Buildings. The developer of our building has been in litigation for over 7 years with the owner of the garage. Fatato tried to do a deal with Katan but our developer (Scott Domansky, of the Bergen Tile Family) had a first right of refusal to purchase the garage and wants to develop the site.
This matter has gone to appeals and may continue in the courts for an undetermined length of time.
Since the roof collapse has put the car parking business out of commission, and it is highly unlikely the roof will be replaced, demolition seems likely. Since other tenants occupy the site (the Chinese food provision company and the restaurant supply business) no imminent demolition appears likely for the balance of the site. If market conditions improve I would guess that after litigation is resolved a 12 story building will be built which should be huge since it takes the entire frontage on 4th Avenue, figure over 150 units.
As for parking the sponsor might have a space or two in our building for rental. This could be checked with Goldin Mgt. which handles our building.

FYI – I like it too – but for all those – Modern construction stinks – who like this too (you know who you are) – this building was built almost entirely in a pre-fab manner (i.e. prefabricated walls were trucked in and bolted into place.)
The Heritage is very well done and it’s obvious just by looking at it.

I live here. There are only 4 sponsor units left. All are 1st floor/basement duplex units where the lower level is legally considered storage. Bedroom occupancy occurs but is illegal since the space is about 80% below grade. All other 17 units have been sold. The sponsor has tried to sell this unit for $750k for months with no luck. If he lowers the price it might well sell. Units have baseboard hot water heat which is superb and provided as part of the common elements; central a.c. the occupant pays for. The roof top cabana for this unit is nicely sized and the elevator goes to the roof level. Outside the “cellar” entry to this unit lies a common laundry area with one washer and dryer for those folks in the building who chose not to buy units for their hookups. Everything we need is nearby so the unit works well for a couple with one or 2 small children which has been the occupancy generally found in the 4 units the sponsor rents.
tybur, I think it would be a medium-sized canopy-like structure. I say that because two summers ago I was on the roof of a loft in East Williamsburg. Gravel, pressurized-lumber canopy with seating, and barbecues about. Also old logs to sit on, where we did.
What exactly is a cabana in this context… a little hut on the roof?
