What looks like another Greenwood Heights/Sunset Park condo on 36th and 5th is actually a new office building c/o the owners of the car wash on the same lot. The development, New York Sunset Plaza, has 26 units renting from $1,100 to $3,000 a month, according to owner Dori Blicher. The building should be ready for occupancy by fall. Blicher says he decided to build commercial space because most offices nearby are small and outdated. Think there’s solid demand for new office space in this neck?   1. I live on 36th Street. It’s a gorgeous brownstone/wood-frame neighborhood, consisting of young families and professionals- with an increasingly young, trendy, gay presence moving in daily because Greenwood Heights is so convenient to Park Slope and the bars, park, etc.

    I had heard that these new lofts were going to be partially residential. Maybe not. Anyways, the building is extremely close to the D/N Express stop on 36th/4th, as well as the bus stop on the corner, which can have you up 5th and in Park Slope proper in 10 minutes or less.

  2. Ah, the space over the car wash near the Jackie Gleason bus depot. Office space is needed in the area. Unless you are light industrial there’s really no loft or office space to speak of.

    I also thought this was going to be residential or try to sneak one over on the DOB.

    I wonder if they have a renter’s discount for the car wash?
