We’ve been keeping a special eye out on the reno that’s proceeding on this house on the corner of Waverly and Willoughby. Why? Because we almost bought it. We went through a couple of rounds of bidding but couldn’t get a price that we thought made sense given that it was an SRO with no Certificate of Non Harassment in place. It’s a charming house–slightly narrow but it works nicely. A big bonus is the private parking at the rear of the back yard.

a cert of no harassment is granted by the city dept of housing preservation & development to owners of single-room occupancy buildings that have had no complaints of harassment from tenants going back 3 years. SRO tenants have certain legal protections including rent ceilings and the right to not be evicted by an owner wanting to gut renovate and charge market rent. check out this NYT article for more: http://query.nytimes.com/gst/fullpage.html?res=9D06E4DF1638F933A15752C1A967948260.
