1860 Bedford Avenue has been sitting vacant and derelict for several years now, after a boneheaded miscalculation by the current owner who had wanted to move his medical practice into the building only to find, after buying it, that commercial uses are prohibited in Lefferts Manor. That was his first mistake. His second was to be greedy on the resale back when the market was still strong: Back in the first half of 2008, when it was a House of the Day, the asking price was $900,000. As of the beginning of this year, the price tag has been reduced to $650,000. The potential is obviously amazing, but is the price still too high? Probably, but getting closer. At this point, the neighbors would probably be willing to kick in a few bucks just to get rid of this guy!

I heard that there had been multiple offers on this place, even at ask, and that the seller turned them all down, and that this “sale” is just a masquerade to cover up the owner’s willful neglect. Landmarks should sue the owner to make needed repairs, a la the Windermere Apartments. Maybe now he really will sell?

  2. MM, according to the HOTD thread from last year, the house is completely gutted down to the joists. It’s a big price for something that can’t be financed, needs everything, has no details left and a covenant restricting use to a single-family, in an area without great public schools.

  3. MM, what would this house be worth if it was done up? Subtract the cost of reno plus a little for the headache and it probably doesn’t leave much for what the appropriate offer should be, no?

  4. I agree with MM, despite my other comments. This would be a great project for soemeone and will eventually be a spectacular house. The HVAC, plumbing and electrical will be much cheaper to do with the house in this condition.

    Restoration of interior architectural detail will also be far less costly than a comparable brownsone because this period design would use wood wainscoting and crown moldings as well as the fireplaces, of which there is the potential for four given the two chimneys.

    It’s got yard AND a two car garage. What more could one want.

    I don’t know this neighborhood though, at all.
