This weekend is a great chance to immerse yourself in the glorious architecture of Prospect Lefferts Gardens. On Sunday from noon to 5 pm, the 36th Annual PLG House & Garden Tour will take place. Houses on display include a 1909 neo-Renaissance limestone, a 1922 Flemish bond brick and a fully restored 1899 townhouse. In other tour news, the annual Brownstone Brooklyn Garden Tour will also take place on Sunday, from 11am to 5pm. This is a chance to see 15 private and 10 community gardens in Prospect Heights, Fort Greene and Clinton Hill. You can pick up tickets ahead of time for $15 and $20 on the day of. Of course, I am biased. However, I thought this year’s PLG House Tour was quite stunning! Bob,your home, dripping with never-been-painted wood period details, along with the showcasing of your landscape photograpy, was definitely a great contribution to an overall great tour.
I, for one, had a great time having my house on the PLG tour.
Some time ago, several people on this list questioned why anyone would ever put their homes on tour citing fears of invasion of privacy,breakage, theft, etc. FWIW I’ve done it four times and always found it an enjoyable experience with no problems.People who go on house tours are VERY well behaved.I AM exhausted from the effort of getting my house ready (and my wife, who worked much harder is even more done in) but IMO it was worth it.
Several weeks ago I met a young couple who were walking around PLG looking at the neighborhood. Yesterday they were in my home with their parents–they said they were seriously interested in buying a house here–I found that very gratifying–reminds me of my wife and I in the early ’70s.
I missed it — had to work. Boo! 🙁
The PLG tour today was fun. Great turnout, lovely people, beautiful houses.
I was told by a local broker for Brown Harris Stevens that 38 Rutland went for $1.2 MM.
38 Rutland is under contract.

The last I spoke with the owner of 38 Rutland they had a serious offer they were considering. I think it probably did go through but I’ll email her to find out.

I don’t know about the Rutland Road house you mentioned, but the corner house on Rutland and Bedford (which has been discusses here) as well as a 4-story on Midwood I are listed by BHS as having open houses on the day of the tour. These are among the nicest houses in Lefferts Manor IMO. Note that they are NOT offical house tour stops–none of the tour houses are for sale.
Hey do any of you residents know what happened to the brownstone on Rutland that was for sale from Corcoran for 1.25M? It is off the site–if it had an offer it would say so. So I assume the owners took it off. Anyone know why??
