A reader from Greenwood Heights tells us that two developments in the area have recently been rechristened: Six on Sixth, at 18th Street, is now being called Vanguard 6, while The Fusion on 20th Street has been rebranded “284 Twentieth Street. (“Vanguard 6” has switched brokerages along with names: the building is now being sold by Aguayo & Huebener rather than the Developers Group.) Unsurprisingly, the marketers didn’t choose to go with the nicknames some in the neighborhood use to refer to the buildings (The Cruise Ship and The Confusion, respectively). Think the new names will help lead to new sales?

    Actually 20th St is stinky for the most part, but walk one block in either direction, up or down the hills and you are in a not so bad area. Polished like the Slope proper, no. But a good mix of housing stock (the 284 20th St. and 639 6th Ave not in that mix) and ethnic/income demographics.

    I’ll take Greenwood Heights, yes, I said it, any day. But, I’m biased, as you all know from my posts.

  3. Looked at the Fusion apartments. They are not so bad, but the lower street-facing apartments are worthless, due the ugly street and truck traffic. The back facing 2brs are a little strange too, the second bedrooms have about 1 square foot of windows that open. Almost all of the units look like they are meant to be illegally expanded, why else would there be a second bathroom on the mezzanine with no space if not to split the bedroom into two floors?

    The finishes in the bathrooms are good, the kitchen and doors are much less good.

    Prices have been chopped alot, the 1br 3rd floor units have gone from 550 to 450 in recent weeks. Not so bad, price-wise.

    Oh, and the area sucks.

    Much too well spoken to be a Scarano employee.

    284 20th St. is already falling apart and it’s not even half-sold. I have driven and walked by this POS many times.

    The best feature are the street level kitchen windows for the bottom duplexes. I am tempted to wait till we see when they are occupied (if ever), then pass by, knock on the window and see if I can place an order to go!

    To add to the fun is the frosted glass that showed up on the front balconies (was just metal bars before) after the developer realized the sound level from the truck route (20th St. is a major truck corridor in South Bklyn) and the lack of privacy.

    Those “finishes seemed very expensive and very modern” changed weekly and wend down hill (cheaper) each week.

    Both of these buildings will not stand the test of time.

    Wasn’t 639 6th Ave. where the scaffolding worker fell to his death (was that ever confirmed).

    Change the names all you want, regardless what you call them, they still spell the same adjective: S-H-I-T

  5. I was in 284 20 Street and although I,m not in the market for a Condo (I was visiting with a friend), it seemed to me to be an exceptional building. The finishes seemed very expensive and very modern and also the workmanship looked impeccable. I could see someone putting a small deposit down and apply for a mortgage and keep anyone of those unit’s as an investment. For the price and the workmanship and finishes it really seemed like a steal. Everybody should really go check it out. We also had a great lunch up the block @ the kitchen bar on 20 & 6 ave.What a great place to live. I would really recommend 284 20 Street to anybody who’s looking for a condo. (I wish I had that small deposit.)
