A reader from Greenwood Heights tells us that two developments in the area have recently been rechristened: Six on Sixth, at 18th Street, is now being called Vanguard 6, while The Fusion on 20th Street has been rebranded “284 Twentieth Street. (“Vanguard 6” has switched brokerages along with names: the building is now being sold by Aguayo & Huebener rather than the Developers Group.) Unsurprisingly, the marketers didn’t choose to go with the nicknames some in the neighborhood use to refer to the buildings (The Cruise Ship and The Confusion, respectively). Think the new names will help lead to new sales?

  1. The Fusion is amazing… I have no idea who the architect was, but I think my 3 year old nephew could have designed a better place. Some of the places are completely unlivable. The ‘penthouses’ are terrible and I can honestly say I wouldn’t buy one for under a $100k, and walking down those stairs is nothing short of scary… It looks like the crammed 6 apartments into enough space for a one family wood frame.

  2. I saw the Fusion a few weeks ago and it is a piece of junk. I’ve been to quite a few new construction open houses over the last year or so and this was, by far, the worst I’ve seen. My friend and I were actually laughing at some of the things they tried to pull off in there.

    I took the time to open cabinets and closet doors – what a joke. The space above the stove is unuseable because there is an exhaust duct there. The deceptive cabinets above the fridge open to reveal that they are less than an inch deep. The oven does not open all the way because it is too close to the island. I could keep going about the kitchen…..

    7:32’s comment about the stairs is right on. Inconvenient to say the least, borderline dangerous.

    I suggest everyone should go see this for a laugh, and an excuse to walk around a lovely neighborhood that deserves more than this junk.

  3. I love this area it has a good mix of gentrifiers, and old school (invasion survivors). AND PARKING. the block the fusion is not that great since they have commercial interlaced between the residences. up the block between 6th and 7th or to ether side of 6th avenue is nice.
    The character of many Brooklyn nabes has changed so much that they feel like Manhattan outposts.

  4. I saw the Fusion this past weekend. I actually thought it was pretty good. Quality finishes, big windows anda lot of light are among the positives. Even the area was not as bad as I thought.

    However, there are three significant problems:

    1) The staircases are so steep and the actual stairs are quite small. We had to walk down sideways and hug the rail.

    2) On the second level of each apartment, the ceiling drops down so if you are over 5-9, you have to hunch to walk around withhout hitting you head. It is quite bizzare.

    3) The layout on these second floors makes no sense. Other than putting a desk up there, it is hard to imagine what to do with the space.

  5. I looked at the Vanguard 6 this weekend and they are really nice. just under 1000 sq feet, and the best finishes I have seen on any of the buildings in the South Slope. The building really is very nice, kitchens are great too… the only problem I had with the places was the fact that the price jumps dramatically ($55k) from the 3rd floor to the 4th floor. The spaces are exactly the same and it doesn’t make any sense how they can justify that kind of price jump for one floor up?

    The Fusion wasn’t very nice, still overpriced for what you get.

  6. I like PS 10. Fantastic science program, fantastic library, indoor gym, less crowded than 107. They are about to get a brand new playground as well. They have like 100 apple lap tops available to the kids.
