Park Slope Brownstone With Luxe Reno, Garage Asks $27K a Month
The dwelling’s luxurious mix of modern and historic architecture includes a separate office and garage with an off-street entrance.

On the exterior, this Park Slope brownstone still has some of the Italianate details that define the style, but after it last sold the interior got a modern reno. The luxurious interior and a garage with an off-street entrance might make 96 6th Avenue appealing to those who want some perks and privacy.
In the Park Slope Historic District Extension II, the brownstone sits on the corner of Prospect Place and is one of a row of six. The row likely dates to the 1860s, according to the designation report, and was in place by 1869.
The house, already a legal single-family since 2000 as shown by a certificate of occupancy, last traded hands in 2006. Since then it got a gut rehab as well as a new extension and garage. Permits from the LPC in 2017 show approval for the demo of an existing one-story rear extension and the building of a new two-story one in its place. Also approved was the construction of the brick two-car garage facing Prospect Place in place of the wooden garage.
Its corner location gives the roomy brownstone dwelling three exposures on all four floors. Finishes are mostly neutral and light throughout, with pale wood floors and a whisper of color in the paint choices. While it looks like a portion of the original stair might have been left in place on the parlor floor, a modern staircase has also been inserted. There are also modern mantels and built-ins.
The front parlor presents a mostly traditional appearance with period-appropriate moldings, a mantel, and bay window. It’s open to a large kitchen at the rear of the parlor floor that includes a massive marble island and a wall of glass.
The latter frames a view towards the landscaped rear yard and the modern office space above the garage. An iron catwalk connects the house to the office.
From the kitchen, the modern staircase leads down to the informal living room on the garden level. There is another wall of glass as well as a gas fireplace.
The garden level has been configured with a mudroom on the Prospect Place facade. It’s outfitted with storage and has access to a laundry nook. At the front of the floor is an additional bedroom and full bath.
On the second floor is a full floor suite with a walk-in closet, dressing room, and en suite bath. For those who want to soak while enjoying a fire, the dressing room has a large tub positioned near a wood burning fireplace.
The bedroom has some hallmarks of the Italianate style, including window shutters, moldings, and a niche framed by a bracketed arch. Upstairs is a central playroom, three bedrooms, and another full bath.
The house was on the market in 2024, dropping from an original listing price of $12.75 million to $11.35 million, but was taken off the market that year.
