Close proximity to Ratnerland won’t make everyone move. But it will knock prices down on properties standing in the future shadows of Ratnerland, no doubt. And think of the years of major construction going on nearby.
I went to 11 Gates, and thought that they had redone the kitchen and bathroom quite nicely. The layout was good. My problem was that the bedrooms are on the first floor facing where Gates and Fulton meet. It was quite loud on sleepy Sunday, so I can only imagine what it would be like on a nice day or a Monday morning
I think you are right about the front “third” bedroom in the Adelphi condos Rascal. The broker forgot to convey they idea that it is a three bedroom that could very easily be used as a two bedroom with living, dining, and family rooms.
If proximity to Ratnerland were such a terrible future possibility, everyone in Fort Greene would be selling and moving to Jersey.
The Adelphi units are reeasonably-enough priced that you could forego three full bedrooms to facilitate windows in the living area (by eliminating, for example, the front bedroom). I think, however, the real problem with these is their proximity to Ratnerland Condoplex and Theme Park.
Joralemon looks like a studio with the “L” walled off.
Can someone explain how the Joralemon apt is “approximately 600 sq ft?” Just looking at the measurements in the floor plan, it seems as the apt is well below 500 sq ft. Is there a different definition of a square foot that I simply dont understand bc I’m not a broker or agent?
In the Joralemon flat guests have to walk through your bedroom to use the bathroom. I hate that.
I would like to point out an open house today at 429 Clinton Avenue, featured on the NYT and also on the Aguayo and Huebener website (they have the exclusive listing). It is a lovely well laid out 3 bedrooms + study,about 1450 sq ft, very thoroughly renovated a couple of years ago. I have no personal interestt in this, but I live in the building and I love it. I have no say about the price (915) also, I just wanted to bring it to this forum’s attention!
Good room flow on Gates. I’m sure somebody will buy it because it’s big and not too pricey.
