  1. I attended the open house at 43 Willow Street.

    It is a lovely home and everything that one could hope for in a Brooklyn Heights brownstone. They totally renovated about three years ago and maintained all the original details, but added all new plumbing, electric, and central air.

    Backyard very nice bluestone and looks out on mature landscaping of other brownstone backyards. Original hand-railing and spindles at stairway are beautiful. The only thing that I didn’t like was the fact that the nicely-done master bathroom did not have a tub. Instead, they put in a very large enclosed shower with dual shower heads. This is a minor point in an otherwise charming house.

    Is it worth $4.25 million? We can only judge by the fact that other brownstones in Brooklyn Heights have sold in the $4 million range and a house on the promenade sold for $8.5 million. Considering the comparables in the neighborhood, I would judge this house to be properly priced for what it is, which is a beautiful family home with character in a serene setting in Brooklyn Heights.

  2. That place on St. James Place was on sale in the past and had a contract pending. That was only a couple of months ago and it was listed for 1.25M and now it is listed for 100K more. I think that it is interesting that prices are going up at 100K per month or two. So, does that mean it will be worth 2M by late summer?
