Washington Ave. is not too bad of a neighborhood. Used to be a lot worse. 3 family wouldn’t work though because you can’t charge premium rents in that nabe. I think $1.5MM only works as a 1 family conversion.

Do you feel $1.5mil would be a reasonable offer GIVEN the neighborhood seems to be still in need of improvement. I visited some surrounded blocks and some where great some seemed sketchy. Donatella, you mentioned this would be a good 1 family.. what are the possible Rental capabilities? 3 Family??
saw 303 Washington today. Beautiful old brownstone with great bones. The extension takes a way much of garden in back, and because it is surrounded by apartment buildings it is really dark. Inside really needs total makeover. Much of wood has been painted over, needs to be stripped and restained. i would guess conversion to single family and restoration to its old grandeur would cost $100 per sq ft. $2.25MM would be suitable for a restored brownstone on Washington Ave. At 7000 sq ft, this one should eventually go at around $1.5 – $1.75MM.
Not that it really matters what you call it — I thought that Classon was the border line, but whatever. I agree with Shawn Anderson that the Greene property will be a good test of the market. It is a “finished” classic brownstone in the border area between Bed Sty and Clinton Hill. Anon 8:18 HAS to be from the Developers Group or at least be a broker. I have never heard a non-broker human being use the term “won’t last long”. I am very interested to see how this property does.
304 Greene is in CH BS starts at bedford ave. and I think the school Pratt being a few blocks away is a good thing.This one won’t last long.
304 Greene Ave. border line Clinton Hill? Howerver there is little to nothing to do but move in.The neighborhood is diverce,the block is tree lined with brownstones, has three gardens.I saw it and the entrance has detail ,the apts. have enough modern reno. to make you comfortable.I like the trains and buses being so close.
