  1. Fair enough, I guess my point is I was talking about the technical boundaries of the historic district, which have some bearing on pricing of homes in the brownstone neighborhoods. Your point makes sense, because if one was to stick to my definition of Cobble Hill as within the exact historic district boundaries, Carroll Gardens would only be about 2 square blocks. That said, I have seen some pretty awful new construction on some of the non-landmarked blocks, and unfortunately, that seems to be continuing in “Cobble Hill West”, just over the BQE. Speaking of that area, does anyone know what is planned for the big empty lot on the corner of Kane Street and (southbound) Hicks St? It used to be a BP gas station, but that was torn down last year.

  2. I was always under the impression that the dividing line between Cobble Hill and Carroll Gardens was Union Street (even if the Historic District stops at DeGraw). I am as much a stickler as anyone (as in when did Prospect Heights reach Frankline Avenue) about shifting boundaries, but I’d (just barely) call Sackett at Court part of Cobble Hill.

  3. Technically Sacket is not even Cobble Hill. The southern boundary of Cobble Hill is the north side of DeGraw St. It’s a picky little observation, but realtors’ willy-nilly descriptions of neighborhood boundaries are a pet peeve of mine.

  4. Went to see 293 Sacket St open house a few weeks ago — don’t be fooled by the realtors description. The realtor told us it was 40′ deep, but it was certainly no where near that, in fact fairly shallow (30′ at very most). The lot is small only 50′ long.
