    That’s ridiculous. I’ve raised kids in the city, and have nieces & nephews in the suburbs, and the more free by far were my kids, who could go all over Brooklyn and Manhattan, and actually find interesting places to be. My kids would tell you you’re nuts.

  2. practically every agent is using 580 prospect as a comp – however, that house was fully renovated top to bottom so it doesn’t work as a comp for the house in question, or the others where it’s been used. I would work as a comp for a renovated house….

  3. Minard, who wants to live in New Jersey? If I were to move out of the city, the Hudson Valley would be my first choice. For starters, I have never had a good meal in New Jersey. If you know where all the good restaurants are hiding, please let me know.

  4. it used to be true that living in Brooklyn was cheaper than living in the nicer towns of NJ, but that is not true any more. Most houses outside of super-high-tax towns like Montclair have re tax that run 12 to 15 thou a year. Everything else, I mean everything else, especially state income taxes, are much much lower. NJ is an expensive state but when compared to brooklyn it is a bargain. Also two cars are no more expensive than one that needs to be insured and garaged in Brooklyn. And the public schools out there are unbelievable, the sports facilities alone, the grounds, the space, there is nothing like it even in the private city schools that cost $25,000 a year per kid.
    Most kids who move to the burbs feel like huddled masses finally set free.
    The fashion among affluent younger parents to live in Brooklyn is odd. I don’t understand it. And I think it is ruining a perfectly nice boro that used to be affordable for regular folks.

  5. I saw the WT house — it really does need a gut. Walls have been poorly added in weird places, the kitchen is only halfway done, and there are some odd and unusual closets/spaces that aren’t being used. It could be magnificent with a proper overhaul. The basement could be a rental, but needs a kitchen. I thought it was overpriced based on the work needed, the small yard, and it’s location on Prospect RIGHT across from Key Foods.

  6. The Times did a comparison a few months ago. If you send your kids to public school, living in brownstone Brooklyn is less or comparable than living in Montclair due to high property taxes and needing a second car.

    The key is to be zoned for a good public school/district in Brooklyn.

  7. I would also echo previous comments re this WT house – it is on Prospect Ave. Relative to other houses/streets in the area, I would argue that it should trade at a discount for that reason. Love WT, but that is a busy, busy street.

    I thought from the pictures looked fairly renovated, bathrooms a question mark. If it needs a gut then I agree it would be under $1mil.
