“I’ll tell you what – the WT house may be overpriced a $200k for a 16 footer, but $775K in 2004 was a good deal in that part of the nabe – those days are long gone.”
Good point invisible…..bring back the widget! My guess is 1.150 – 1.175…..depending on competing inventory, of which there is very little. Most houses in WT in the 1.2 range need work….
barb corcoran was trying to chase up the market. not a good comp
I thought that Bed Stuy house was in contract. I wonder what happened. I saw it at the house tour two years ago. It’s absolutely gigantic, with three or four parlors on the parlor floor, and in perfect original condition. Very rare. It definitely deserves to sell for top dollar, and Barbara Corcoran paid $1.1 million for a three-family limestone on the same street in 2008.

What do you think it’s worth astringer???? Why does the 2003 price have any bearing?
add for st. john’s house should say:
“nestled in between a major drug corner and a firehouse that sends out trucks at all hours of the night, this charming home zoned for one of the worst school districts in brooklyn can’t be missed!”
700k maybe for that block
The price on 388 Stuyvesant Avenue is nuts! It was bought for $520K in 09/2003 and according to Property shark no building permit were filed on the property since it was purchased so you can assume the house was in move in condition back then!
All of these places are $400K-$500K overpriced, even for the current market.
My top 7, not that anyone asked….
1. Ft. Greene
2. Prospect Heights
3. Bed Stuy
4. Red Hook
5. Crown Heights
6. Coney Island
7. Carroll Gardens
