the carroll one is in ps 32 not ps 58 – should impact price also right?
compare carroll st to condo – with own outdoor space and no board making all the rules. Also low taxes. Will sell quickly enough. Looks well maintained — a just needs better finishes —no big deal.

Why is the Carroll Street place such a mess? I think it looks cute for the right buyer.
Unless you are elderly or are potty training children, two bathrooms is plenty. I’d rather use the space for something else.
Boerumresident- there’s a 1/2 bath downstairs in the basement of the Newkirk house. Location has detached single family houses on one side and apartment buildings across the street. Not a terrible location close to Ocean Ave but I think E 17th or E 18th north of Newkirk would be nicer.
Why does the marketplace sometime include links to city info (like DOB or DOF) and not others? It’s not like the Newkirk lot has something to hide (40 x 120). The biggest downside to that house is not location, but only two baths (plus some weirdness down in the laundry/utility room). For a house of that price in that nabe, it should have at least a half bath somewhere easily reached.

Newkirk house is fantastic. Pricing does seem a bit high, but not crazy either.
I don’t think being a block from Ocean Ave is a big deal and curious as to why Andrew Luke & Blknite think it is. That part of Newkirk is fairly quiet. Ocean Ave in that area is reasonably nice. Its fairly busy but its not like its Flatbush. And besides, its a city, most people live a block from an avenue. (and most people would love to live that close to the B/Q!)
