Bob, agreed that 79 Fennimore is a really low price for that area, which is what drew me to the open house. For the right buyer with the patience and money for rennovation costs, it could be a sweet deal.
I actually felt bad for the realtor, if he could get the seller to clear out even a little bit of the junk and increase the wattage of a couple lights, then the potential purchasers could at least get a better sense of the place. (“I think that might be an original built in back behind those six boxes that have been stacked there since the Ford Administration…but maybe not”)
Wasder, the listing doesn’t really show much, in terms of pictures/floorplan. If the place is perfect, why take close-ups of details as if it were a complete wreck? It’s a terrible listing.
I haven’t seen the inside of the Fenimore Street house, but at that price I’d imagine that “Kensington Lite’s” assessment of it’s condition is likely to be correct. Still, it’s the lowest price I’ve seen in recent years for a Lefferts Manor* house and I think # 79 is just far enough from Flatbush Avenue for most of the traffic noise to dissipate.
*#79, on the north side, is in Lefferts Manor and, coincidently, the PLG Historic District; the south side of that street is not.

St James looks to be substantially overpriced if one is being realistic about it.

You’re probably right. Too bad they don’t have a floor plan listed. I would have been interested to see the layouts of the apartments.
wow. the broker description for the fenimore street house: PRICELESS! straight out of a TV infomercial, like the one for shake-weight! my favorite line is the spelling mistakes that leads to a funny visual: “Act now because your not the only one looking to sore big.” Yes, he did say “SORE” big.

propshark says 3 family. and taxes are low because of that.
Sounds about right price.
KL, $450k seems like a great discount if they’re very similar. You could do all new mechanicals and some cosmetic touch-ups and still have the original details and money left over.
