  1. Wow, I see a lot of things very wrong with this renovation. The kitchen looks cheap, and the best bathroom appears to be on the ground floor, leaving two small bathrooms on the top two bedroom floors. If I were in the market for a grand one-family with a rental until, I would want more bathrooms in the triplex, and one on the parlor floor, too. At this price, the house should have everything. This seems like a big reach to me. Does deeded parking space mean free?

  2. OK, the new picture of third street is better.
    It is a nice house. For 3.6 million, it better be.
    Don’t know about the all-white parlor.
    Howard Hughes would have approved.

  3. meanwhile, there are a couple houses on 3rd street between 7th/8th avenues under 3 million. Doesn’t seem to me that a parking spot and a paint job warrant an extra million bucks.

    the valet idea is intriguing though… does s/he lay out your clothes in the morning and shine your shoes?

  4. Re: the listing on 3rd street, if it the agent’s house, isn’t she supposed to say so? I thought it was against the rules? Anyway, the floorplan is off, it list the inside dimensions at 23ft-something, which is impossible if the lot is 22ft-wide. The price certainly seems off to me, even though 3rd street is very nice.
    The 2 Clinton Hill houses are blah.
    My favorite this week is the house on Wythe; the renovation is really lovely, especially the central stairwell, even though the floorplan is kind of upside-down, it feels like the right kind of house for Williamsburg.
