The location of the Prospect Ave house is ok – not great and not terrible. I think its important to recognize that the South Slope / Greenwood Heights area is on an upward trajectory in terms of new businesses and amenities, so I think if this house goes for just under a million the buyer will have made a good investment.
Yes, that’s worth a lot. I live a block from the BQE, and even that is quite different from “next to it.”
FWIW, the Prospect Ave house is about two blocks from the Expressway, not next to it.
Now that’s the way to show a house, at Prospect Ave property. Good photos. Airy, clean, bright, decluttered. It would make me go look at it if I were buying, even though I question the price and the notion of living next to the expressway.
The Putnam house looks gorgeous on the parlour level, but I agree, the layout downstairs is not usable. Also, none of the bathrooms have ventilation-neither fans nor opening windows–is that a violation of code? How long would a bathroom like that last before mold requires a complete overhaul?

I have a question. Does the exact rental amount on the Prospect Avenue apartment mean it’s rent stabilized?
Prospect Avenue house… Their wonderful exterior renovation was f’ed up by the new construction next door. There are these overly intrusive balcolnies that distract from their historic rehab.
Re: 205 Seeley Street — Very much an apples to oranges comparison with Prospect Ave. Seeley is a nice house I am sure but it looks like it needs a pretty significant renovation. (Would be nice to have private parking though.) Also, Seeley is in a completely different neighborhood. They are probably a half a mile away from each other at least. Seeley is well into Windsor Terrace — near the park but not near Slope-type amenities and services. Different school zone as well. Nice but very different lifestyle there than South Slope.
The Prospect Ave house has a new, very sunny extension on the two lower floors that may not be accounted for in all square footage counts. Seems to create space for a large eat-in kitchen as well as a third bedroom.
