  1. I went to the open house on 6th St. It’s in very nice condition on a lovely block. The kitchen is great but it is in the back of the garden level and is therefore kind of dark; there was also a living room and tiny half bath on that floor. The deck is beautiful; the garden would be good for someone, I suppose, but I found it to be overgrown and impractical if you have kids (no space to play). There was a sitting room, small office, and a bedroom on the parlor level (the bedroom was behind pocket doors — not really the best location). The top floor had a large master bedroom with great built-ins in the pass-through, a smallish 2nd bedroom, a small full bath, and a tiny 3rd room (too small even for a crib). I’d be curious to see what they end up getting for the place; it seemed a bit pricey to me (but then again, what doesn’t?).

  2. anon 12:04 I actually just moved around here so I don’t know how its changed. I just know that the neighborhood is awesome and I’m totally loyal to it. however, good luck finding something in the 650s unless you know something I don’t know, if so, PLEASE tell me. I know there was something for sale on my street that was ‘reasonably’ priced but it was SROs or studio stabilized rentals or something like that it was actually on this site. I know there was something quirky about it though. I’d recommend this neighborhood, I honestly hope it doesn’t change but of course change is inevitable and many think change is good so I suppose I’ll have to go with that.

  3. 383 6th Street, also a 16.8×40 3 story on the same block, sold for $1.535M a couple of months ago (see NYTimes recent sales, 8-14-05) so $1.675M for #365 6th St. can be comp’d to that.

  4. I have consider StuyHeights area as an affordable option, not the 700 – 900K houses, the 650’s. How has the area changed? What was it like before this change? Is it just the prices of homes?

  5. I concur with bed stuy girl and akraft23. I live on MacDonough btwn stuy and lewis and I think this is a fabulous neighborhood. however, I still think 775 is too pricey for that house. more so, I think 900 is too pricey for a landmarked house as well. I know I talk about housing being overpriced a lot here but I fear (especially in my neighborhood) when the housing rush cools down there’ll be grave consequences to overpricing all these homes. its honestly getting to the point where I wouldn’t be surprised if these homes started to depreciate market value in the sense that no one is going to be willing to over what people are paying now in the future. I can’t see in the near future people being willing to pay a million dollars to live in stuy heights, I’m sorry. I love the neighborhood and the people but the dynamics of the neighborhood would certainly change if that happened because there’s no way the same people would be able to afford to live over here when houses are going for a million and I’m not too sure if people who have a million to spend on a house will be willing to live in the stuy but then again that could just be my assumption. it happened in fort greene and people were pushed back into bedstuy maybe it will happen here and we’ll be pushed into far rockaway. or how about we all just move to staten island?! only time will tell…

  6. The block between Malcolm x and stuy is a nice quiet one. You have to keep in mind how this hood is changing:) I just bought something down on Macon btwn patchen and Ralph, the neighbors are so nice I thought I moved back down south!!!
    In recent months, there have been a few two families go for 700+ as far over as Decatur and Saratoga, shocking I know… I am finding that people both old and new are ready for Bed Stuy to change, no one wants to pay so much money and not see changes for the better. Some of the established families see the benefit (property value increases) of change and some don’t, I move with the one’s that do. Take a drive down a little further to Decatur, Macon, McDonough btwn Malcolm x and Ralph and discover some beautiful houses and thick tree lined blocks. There is also a boy’s prep school being done on Macon btwn patchen and Ralph:)
    We can’t wait to finish our renovations and become a part of the community!!

  7. i don’t own 357, i just live on the block. the price is definitly the highest asking I’ve seen in the immediate area for a 3 story. However, i know prices on some of the 4 story landmarked houses in the neighborhood are in contract at around 900,000 and up and need some work. Those houses are literally only one block away, so i assume Corcoran is basing it on that and trying to set a new price point for 3 story houses.

    as an fyi, the landmark district ends at Decatur and Stuyvesant,although the sign is brown on one side of the street on Decatur. The only thing landmarked on that block is the mansion on the corner of decatur and stuyv, which fronts on Stuyvesant. Do a google search for brooklyn landmark distric map and you should be able to find it
