  1. We saw the Pacific. Everything the contractor designed is either ugly or already coming apart, ie. the kitchen floor and the bathrooms. That said, the spaces the contractor just cleaned up are lovely and the house has a ton of potential if it were priced properly. It seems like the contractor is unfortunately unable to accept the proper pricing, given how much he paid for it. This school is also zoned for ps 38, which is less desirable than ps 261 (which you can see from the steps of the house).

  2. Crank is correct re Pacific. The owner of the house passed away and the house went up for auction. (I saw it at the time.) It was in really rough shape, but had some nice detail. The current library was the kitchen (in terrible shape) and the ground floor was its own apartment (which I was not given access to). The house ultimately sold for (I think around $1.7 or so.

  3. The price on Pacific Street does seem high for the character of the house, but perhaps it is lovely in person. A much larger house that at least in pictures seemed more appealing on the next block (between Bond and Nevins) has stayed on the market for $2.4 something since about the same time this went on the market — I don’t see how this house can really expect to compare even at 200K or so less.

    Then again, I saw that another somewhat modest-sized house on Bergen between Smith and Hoyt is being listed for around $2.25, so who knows what sellers in this neighborhood are seeing. It could be they are looking at the sales over on Wyckoff in the $1.4 range and believing they should have a 50% markup over those based on location. I am not sure what the historical spread is within the neighborhood.

  4. Hmm. The Fenimore Street house is nice. I wonder if this $50k price reduction will finally get this one moving.

    Also nice to see the ENY house. It’s one of the many Nehimiah houses built in the early 90s.

    Despite the broker street, the Lincoln Place listing is not prime Crown Heights. You have to go two or three blocks west or two or three blocks north or south to be there. It will sell becuase of micro market dynamics.

    So many opinions…I’ve been looking at too much real estate. Now that I have a feel for the land, can a purchase be too far behind?

  5. that east new york place is to die for! hahahah jk. seriously tho, it’s cute in a wtf kind of way. the awnings are the best part! if i owned that house tho, i wouldnt put a car out front, i’d put an inflatable pool. pool party in east new york!

Re. the Pacific St. house, I don’t see a problem over it being between Hoyt and Bond–that’s a lovely block, well-maintained brownstones, quiet because it’s across from that retirement home, and with Building on Bond on the corner. It’s actually a much nicer block of Pacific than the next one between Hoyt and Smith.

    That said, I still have no idea about the price, way over my head…
