  1. Good one Suzy! I think you’d be OK with the C of O on the Prospect Place house — it’s when it’s used for more spaces than it has a C of O that you have a problem. Might be an advantage to keep a 2-family C of O in case you ever wanted to rent out part.

  2. We saw the Prospect Place house, and while it’s lovely, I think I know why it hasn’t sold. We were told that it has a C of O as a 2-family, but it’s clearly been converted into a 1-family. In order to sell it now, however, it has to match its C of O. So they either need to put in a kitchen on the parlor floor (which would require a good bit of work), or they need to change the C of O to a 1-family, which would seem to be the logical choice, but which I imagine takes time.

  3. 58 Prospect Place has no rental? Fabulous! Finally a real house that hasn’t been carved up and can accomodate a family larger than the usual Park Slope 2.2…. The whole rental thing being a plus – I suppose for some it it, but I for one don’t want a house that I can’t afford unless we squash into 1800 square feet of living space… I call that an “apartment” – not a house.

  4. century 21 brokers are franchises. that said Century 21 demasi in Bay Ridge is awesome and professional. Now Century 21 Block and Lot, those are some shady people. In fact in looking for my house i may have dealt with over 25 agents and they were by far the worst in terms of customer service.

  5. Re: Park Slope boundaries. The Landmark maps of Historic Districts is in my opinion the most objective reference for certain neighborhood boundaries. http://www.nyc.gov/html/lpc/html/maps/maps_bklyn.shtml

    Shows all of Brooklyn’s landmark boundaries. According to the maps, Historic Park Slope does indeed extent to 15th St; but only between 8th and PPW. The center of Historic Park Slope is from Union to 4th St; but only between 7th and PPW. There is a small area from Union to Park Pl; but only from 6th to Plaza St.

    Basically, anything 6th Ave and below is not Historic Park Slope. Anything 5th St and higher is not Historic Park Slope, unless you live between 8th and PPW.

    Anyone not living within the above boundaries are either SS(South Slope), SSS(South South Slope) or SSW(South West Slope). But definetely not Park Slope.
