Zandi’s been right about the direction and that’s all the credibility he needs.
Gem has REAL LIVE experience with a data point. Zoom out.
By and large (save a few all cash deals here and there), ‘love’ cannot conquer the appraisal.

I think commercial real estate is a completely separate animal than residential.
Hmm, I’m not sure I would characterize a widely published and respected economist as making predictions “out of his ass”. And you still haven’t answered my question about commercial RE and your 2010 predictions.
I suspect people looking for a bargain though lost out to other buyers who clearly are willing to pay closer to ask b/c guess what – they love the place!
MM,
I’m saying he was wrong period. He was wrong then, he was wrong in 2008, he was wrong in 2009 so I really don’t care what he has to say in 2010.
I prefer to look at data on the ground than some guy making predictions out of his ass. That’s all.
BHO,
My comment was geared specifically for the Maple Street property and my quotes from Zandi are to highlight how wrong he’s been about it all, so I’m sure as hell not taking his words as gospel now. We’ve already dropped twice as much as he predicted.
Gem has REAL LIVE experience @ 1:53 which I’m sure you’ll somehow try to negate here as well through your ridiculous rants.
Actually, 11217, I don’t see the point of your Zandi quotes – are you saying he was wrong in 2007 since he predicted declines when the market was still rising? To me, that means he was ahead of the curve. Frankly, I too was predicting price declines before 2008 and people thought I was nuts, until 2008 came along. Or are you saying he didn’t call a steep enough decline, and that he was thus overly optimistic?
ah ok!
I will say this though folks
I have bid on two condos in the Park Slope/WT area and lost both bids to buyers willing to pay close to ask
I had ONLY bid 10% off the asking price!
“I don’t think it has much applicability to brownstones in areas such as Park Slope.”
Exactly why, mopar?
So in that case, 11217 @ 1:37 and 1:43, it’ll probably be worse than -15% more. Not the kind of error bulls want.
