If it went for 940k in 06 and sold for 1.05 now, they didn’t break even (even if they didn’t put a penny into it) because of the broker’s fee. I’d guess the original ask was pricing in what they thought the reno merited.
Like almost all of the brick townhouses in LM, this one was 17 foot wide. I totally agree that the price was high and the owners should be delighted. But the fact is that it was a spacious, very comfortable, and vrey well renovated home.
correction – it’s 17.75 wide. property shark says – deed transferred 2006 for 940k, plus the cost of reno, they probably barely broke even.
rutland had an amazing renovation and it sold for a great price! the former owners should be over joyed! that house is barely 16ft wide!
Where did you get the square footage? It’s 3 stories of 17 X 40, plus a 2 story extension of 15 X 10 (aprox). I didn’t count that up, but it is definitely bigger than the 2 story houses. And bigger than the brick tudors on the same block, which only have a half 3rd floor and a one story extension. Not a small house for Lefferts Manor at all.

Rutland Road house is 2,040 sf.
That’s not huge by the Brownstoner crowd standards at all, and certainly not as large as you’re making it sound.
$500 psf is a GREAT price.

It was a good price for the market back when the contract was signed months ago. It wouldn’t go for that much now. And the house is far larger than the 2 story brownstones that used to sell for that price. And it had a triple-mint renovation from top to bottom. I saw it at an open house (visitng friends on the block and was curious) and it was very sweet with an amazing kitchen and bathroom and lots of bedrooms.
