I think the $4950 number was based on the rental income of ALL THREE rental units combined. At least I hope that’s the case.

Even though I think N 8th is the nicest street in the burg. (I lived there for 5 years.) 1.9 has got to be a fishing price. This is not a true townhouse and probably needs a huge reno. Plus with Teddy’s and other bars it’s a noisy block.
What you have labelled as 415 Sterling is 252 Gates the former HOTD, still a stellar value IMO
