Did anyone actually see the 12th street place? Is it as dumpy as it appears? Houses in that area of Gowanus often go for lots more than this (I know cause we’re looking there…priced out of the Slope but want to be in walking distance of it). So even if it’s as bad as it looks, the price may be in the ballpark.
Linus, it is on the west side of the street, one of the first that I’ve seen as well. This is the spot where the beer distributor used to be. Most of the demo is done now but I haven’t seen much progress. I think their permits expired last dec. and their current one to build has not yet been approved. Regardless, I’m sure it will happen sooner or later.
Can’t believe they took the 12th St pictures with packing boxes in the living room. And the toilet seat up – nice touch!
the place at 193 12th street looks like a dump. on 12th between 3/4 and the post says needs tlc. so 100k more makes this house 829k. another dump is brooklyn properties open house on 142 16th street. this place looks awful. this mess is yours for only 855k. a cute but small house on a decent block is betacourts 210 30th street. i looked at it about a year ago when it was listed at 439k by fillmore but it went off the market as owner i think got sick. it was owned by a old almost blind man who was very nice and was in good shape, for condo alternative it might be good choice. if the house on 12th street or 16th street sells for close to asking, i have to sell my place on 18 between 4/5, i’ll get 1.2 million. it is on a much nicer block then both, semi attached and larger. as for shape i always joked to my friends it was a dump but next to these places its like the taj majal. i honestly would say it would sell fot about 800k, in baltimore my house is worth about 1000 dollars. i don’t know if i should feel good my house would list these prices or am stupified.
Ben — you mean the developer is trying to build on the west side of 4th Avenue (i.e., the side closer to 3rd Ave)? That would be interesting, since all of the 4th Ave development I’ve heard of is on the east side.
And when the Whole Foods opens up on 3rd Avenue, that avenue will become one of the most sought after places in Brooklyn….okay…maybe not
the Summit Street house is very close to the highway -the section where the highway goes from elevated to underground, i.e., very loud and polluted.
regarding the 12th st property. It should be noted that a developer is trying to get approval for a 120 ft high, 96 unit building with over 145,000 sq. ft right on the corner.
The last permit application was denied but with the 4th ave rezoning this could very well go through.
What this means to the value of this property is difficult to say at this point. On the one hand, there will be construction for the next 2 yrs probably. On the other, once this building goes up it will really help to bridge the gap that is 4th ave, making this block seem less isolated and more desirable.
That is, of course, unless they build crap. Architect is Gaspare Malek Architectural Designs. Anyone heard of them?
