We haven’t paid much attention to rentals up to now, but we also realize that most folks buying brownstones these days (ourselves included) can only swing it by renting out a floor or two for income. As owners who have put a lot of effort and expense into renovating our rental unit, we also know that we want to have a renter who will appreciate and respect the space that he/she’s living in. So…going forward we want to invite similarly-minded owners to let us know when they are looking for a tenant. Hopefully by keeping it all in the Brownstoner family we can minimize the chances of ending up with a nightmare tenant.
The first rental that’s come up is a freshly renovated floor-through apartment in a brownstone in central Fort Greene. It has 1.5 bedrooms, but it would be a pretty tight squeeze for two roommates who were not also bedmates. For $1,850/month, you get 850 square feet; a large new kitchen with all new appliances and butcher block counters; french doors and open layout; high ceilings, most with original detail; original hardwood floors (refinished); 2 exposures (6 windows; pets are welcome, on approval. right, I had the same question for the renter in Chelsea: how long have you lived there? because $1800 for 850 sq feet in chelsea sounds like a rarity to me… more like $3,000/mo

is your chelsa apartment rent stab or control. How long did you live there? What is free market price right now?
I have this same apartment in Chelsea. Altho mine is the parlour floor and it’s 50″ deep . I’m just commenting on how prices have risen over the years. And sure, some people may prefer one area over the next, but we can make up our own minds about that one. (I love the idea of this person saying he knows both areas and one IS better than the other, definitively.)
I have 3 similar apartments , floor thru, 19 by 50 foot. one is set as on bedroom, two as 1.5 bed.
Details, gas fireplace, dishwasher. Diffference is that open kitchen is in the middle of the building.
Location Waschington.ave around Dekalb.
I was wandering if 1700$ is a fair price?

Dumb comment – keep on enjoying your box in Chelsea then. There are places in Ft Greene going for much more than this. Plus, I know Chelsea and Ft. Greene is, frankly, much nicer.

The posting says 850 sq ft and this type of brownstone is bound to be 20 wide, so we’re betting it’s 45 deep or so
