1. BROOKLYN HEIGHTS $2,200,000
265 Hicks Street GMAP P*Shark
This multi-family was first on sale in 2008. We assumed the interior, chopped into eight units, was in a sorry state, but the building was to be delivered vacant. (There were also approved plans for a curb cut.) Back then some commenters suggested an offer around $3.5 million. Entered into contract on 3/23/11; closed on 11/22/11; deed recorded on 12/2/2011.

2. PARK SLOPE $2,150,000
220 Garfield Place GMAP P*Shark
The Park Slope market is on fire! This home was on the market in 2009 for $2,150,000, disappeared, then returned this year for the same ask. We said: “The Neo-Grec brownstone has lots of historic charm and appears to be in decent shape. It’s currently configured as a double-duplex, though, and neither kitchen looks worthy of a house of this price…” Entered into contract on 8/16/11; closed on 11/9/11; deed recorded on 11/30/2011.

3. FORT GREENE $2,100,000
33 Lafayette Avenue GMAP P*Shark
This is a two family with commercial space, right across the street from BAM. Ask was $2,600,000 in 2009 then $2,395,000 in 2010. Entered into contract on 11/15/11; closed on 11/15/11; deed recorded on 12/2/2011.

4. WILLIAMSBURG $1,749,000
50 Bayard Street, #PH1 GMAP P*Shark
This penthouse at the Ikon building is a 2,396-square-foot four bed/two bath. It hit the market in 2008 for $2,156,400 and made its way down to $1,700,000 by this year. Entered into contract on 7/7/11; closed on 11/10/11; deed recorded on 12/1/2011.

5. PARK SLOPE $1,683,000
760 Union Street GMAP P*Shark
A three-family brownstone that, for whatever reason, sold cheap.Entered into contract on 9/9/11; closed on 11/15/11; deed recorded on 11/30/2011.

  1. 265 Hicks was a great house at one time.
I understand a very thorough exterior restoration is planned.
About time. The current remuddling, a throw back to 1959 Brooklyn, is an eyesore.
