A HOTD back in 2008, we said: “Some of the choices don’t work for us (the cabinetry is a little too dominating in our opinion but that could be because of the lack of furniture and decoration), but overall it looks like a good-quality job. Seems pricey though, no?” Back then it was priced at $3,995,000. It was purchased a few years earlier for $2,750,000 and was renovated. Pretty good turnover, even if it did take a few years for it to happen! Entered into contract on 7/8/11; closed on 9/14/11; deed recorded on 9/27/2011.
2. BOERUM HILL $2,870,000

We wondered if 154 Dean, asking $3,250,000, could be a record for Boerum Hill. We also noted that “It’s big and it’s beautiful. The Greek Revival house is 25 feet wide with a three-story extension on the back on and the original details are stunning. Amazing!” Entered into contract on 8/17/11; closed on 8/17/11; deed recorded on 9/26/2011.
3. PARK SLOPE $2,870,000

319 4th Street got a lot of attention as a new Park Slope brownstone with lots of green elements. The home includes a “3,300 SF owner’s quadruplex with a center stair, a full parlor floor with open kitchen and dining room, four bedrooms, a library/media room, a rooftop atelier with outdoor space, and 3 1/2 baths. The building also includes a 900 SF one-bedroom garden unit, and a 900 SF cellar for storage.” Curbed has been tracking the build for awhile now, and last noted that Morgan Spurlock was interested in buying. (He didn’t.) Entered into contract on 4/27/11; closed on 9/16/11; deed recorded on 9/30/2011.

This is a pretty serious penthouse…. just read the listing. It’s a three bed, three-and-a-half bath that was asking $2,950,000. It was first on the market in 2005 for $1,858,306. Entered into contract on 6/9/11; closed on 8/29/11; deed recorded on 9/26/2011.

A HOTD pick twice! In February 2008: “Except for the recessed lighting on the parlor floor (and the lack of some crown moldings), the brownstone at 106 Lincoln Place in Park Slope is looking pretty tasty.” Ask: $3,150,000. In May 2011: “There’s lot of original architectural detail intact along with some attractive updates of the kitchen and bathrooms. Fair to say this is move-in ready.” Ask: $2,995,000. Entered into contract on 8/31/11; closed on 9/7/11; deed recorded on 9/27/2011.
