The Dumbo sale is a record-breaker and the most expensive residential property to change hands in Brooklyn so far this year.
1. DUMBO $7,000,000

Wow. The most expensive condo sale ever in Brooklyn was lodged in city records last week. According to a Real Deal article on the 3,100-square-foot property, its new owners, who work in finance, are planning a gut reno. Deed recorded 10/1.
2. PROSPECT HEIGHTS $2,250,000
166 Prospect Place GMAP (right)
This baby was asking $2,475,000 when it was a House of the Day back in February; StreetEasy shows it going into contract in May. It’s a four-story, 3,340-sf two-family. Deed recorded 10/2.
3. BROOKLYN HEIGHTS $2,012,750
One Brooklyn Bridge Park, Unit 729 GMAP
Several One Brooklyn Bridge Park closings showed up in public records last week, and this was the priciest. Deed recorded 9/30.
4. PARK SLOPE $1,950,000
466 13th Street GMAP
This three-story brownstone started out listed at $2,300,000 in late February but had been reduced to $2,050,000 by the time it was an Open House Pick in April. Deed recorded 9/29.

I’m glad we don’t all get caught up in “neighborhood superiority syndrome” anymore.

I love Dumbo. You all know how much I love Park Slope, but I confess that if I had a couple million, I’d definitely consider a move there. It’s tied for my favorite neighborhood in NYC….
The constant overhead rattle of the trains on the bridge is enough to strike DUMBO from my own list of desirable neighborhoods.
As a totally biased person who is moving to DUMBO in a week…..
I respectfully disagree. I think it is a great area with a really unique vibe. In my opinion what is there (restaurants, shops, etc.) is great and unlike some of the more established areas in BK, DUMBO is impacted more by a new store opening which allows for growth in the area. The views of Manhattan are great, the Subway access is reasonable (F,A&C and not too bad of a walk to get to Court Sq.)
Everything is in the eye of the beholder. I think brownstone Brooklyn is beautiful as well, but there are many people who think that the SOHO like aesthetic/vibe of DUMBO is very desirable.
There are a lot nicer, more convenient and beautiful places to live in Brooklyn for $7MM or less than that place in DUMBO. If they can walk to work that’s fine.
I really love DUMBO but in my experience, people buy there who don’t know Brooklyn at all and soon find out that it is unbelievably inconvenient and somewhat claustrophobic to live there – especially with children – and move on.
Holy huge prices, Batman.
Obviously these are pre-crisis sales, but still…sheesh.
Even that 13th street house for 1.95 million seems hefty.
