A two-family, 3,200 square foot home on a 4,483 square foot lot. Entered into contract on 1/15/11; closed on 3/29/2011; deed recorded on 4/12/11.

South Brooklyn was owning the top sales last week….This two family comes with a garage or vacant land. The 2,928 square foot home is on a 6,000 square foot lot. Entered into contract on 3/31/2011; closed on 3/31/2011; deed recorded on 4/14/11.
4. GOWANUS $1,835,000
345 Hoyt Street GMAP
Another big sale for Gowanus! 345 Hoyt Street was a HOTD in 2009, where we stated: “Maybe we’re missing something, but we don’t see how the asking price for this three-story house at 345 Hoyt Street (at Carroll Street) in Carroll Gardens can be $2,150,000.” The interiors had been pretty much stripped, although there was a three car garage and some unused FAR. Since 2009, the house has been on the market but didn’t drop any lower than $1,990,000. Guess there’s something to be said about sticking it out! Entered into contract on 2/17/2011; closed on 4/8/2011; deed recorded on 4/14/11.

59 Topkins was listed for $1.9M last year with an aside to “bring your architect or designer.” And while there are still details in this three-story home, the listing photos suggest a needed revamp. Ditto on the Hoyt Street property, which is Carroll Gardens through and through! “Gowanus,” were it even a real neighborhood, would have its western border at Bond.
right, enuf with this ‘gowanus’.I usually hate the neighborohood border police but If want to call east side of canal gowanus go ahead….but his property is Carroll Gardens Historic District. How much more Carroll Gardens can you be?
What is it about Gravesend that makes it command top dollar? I’ve never been there, and never really hear about it, except in these top sales lists.
Tompkins is a 15-footer on a 78″ deep lot. Small all around.
When i think gowanus, I think 3rd ave. That Hoyt St property is in CG historic district. On another note, seems like Tompkins buyer got an OK deal, that is a prime location.
As I was scrolling down, I was getting a bit worried that the Brownstone Belt wasn’t being represented, but alas at #5, we made it.
They both seem perfectly reasonable to me.
