The owner’s duplex of this “Beautiful 1890 Landmark Brownstone… has customary high ceilings, a wood burning fireplace set in a magnificent Cherry wood mantel, original shutters and lovely boardered hardwood floors complimenting the living and dining rooms,” says its listing on StreetEasy. It also has “two hi-rental apartments on the third and fourth floors.” Asking price was $2,290,000 when it was House of the Day in August, and the Average Reader Appraisal was $2,006,744. Entered into contract on 2/26/10; closed on 4/12/10; deed recorded on 4/16/10.

3. CARROLL GARDENS $1,515,000

According to PropertyShark, the first asking price for this 4,000-sf, 3-family was $1,795,000 back in December ’09. Entered into contract on 12/22/09; closed on 4/5/10; deed recorded on 4/16/10.

4. COBBLE HILL $1,500,000
52 Strong Place GMAP
When this 2,835-sf 4-family was House of the Day back in March ’09, the asking price was $2,499,000. It sure ain’t the prettiest house on the block (Lost City called it “The Yellow Brick Toad”), but according to its listing, it has a large, L-shaped (and possibly AstroTurfed?) backyard. No widget for this one. Entered into contract on 3/16/10; closed on 4/6/10; deed recorded on 4/16/10.

5. BOERUM HILL $1,350,000
262 Bond Street, Unit 2 GMAP
This 2,100-sf upper unit in the Cobble Hill Lofts has a tough, modern aesthetic and sold for $1,349,000 when it hit the market in 2007. The next owner listed it at $1,625,000 in February ’09, according to Streeteasy. Our Average Reader Appraisal back in December was $1,321,153. Entered into contract on 1/14/10; closed on 4/6/10; deed recorded on 4/13/10.

  1. re: Strong place….lesson on how to get best deal. Find listings from no-name know-nothing small brokers…estate sale where heirs are anxious to get hands on money and something that is real ugly and turn off most buyers.
    I think the messier and dirtier the better… doesn’t cost and more to renovate than something kept clean, etc but so many buyers grossed out that only a few buyers still interested.
    Would hurt most people’s prestige/status to live in bldg with that ugly yellow.

    How can you people keep knocking the price points? Cobble hill and carroll gardens have had many comps in recent months who support these prices. This even after the lehman failure. If you are not very familar with these Nabes i understand but overall the prices are in line.

    m4l, in light of recent events, I’m seriously reconsidering buying another double duplex.

    *ahem*

    How about a double duplex frame house on Dean Street? Bit on the ugly side, but if you snag the vacant lot next door, CDog will have his own private dog run.
