The buyer says: We recently closed on the Sunset Park house you listed here back in Jan. It was $990k, which we felt was pretty fair considering the commercial overlay, unused FAR, tight renovations, and turn-key condition of it all. We oozed down to Sunset Park from the Slope since it’s so much more affordable, we love the neighborhood so far – albeit there’s nothing in the same vein as the Slope in terms of bars/cafes/bistros etc. The roast suckling pig I tried last night at Lucky Eight on 52nd and 8th ave. would give any Park Slope restaurant a run for its money though.

  1. The house on E 7th Street is in Parkville, I believe, not Kensington. Ditmas Ave is commonly considered the southern border of Kensington.

    I think this is one of the first sign of gentrification – expansion of a neighborhood’s borders by brokers.

  2. I think there is a mistake on the SP house listing. The photo shows three floors including the parlor. There is a garden floor & a basement too. If the house is 20X50, that’s 1000 sq ft per floor, including the basement, brings it to 5000 sq ft.

  3. I’m not surprised that the Sunset Park sold for that price. I’ve seen the house. It was in move in condition, a great deal of renovation was already done! It’s a four story building plus a basement with a landscaped yard. The owner could have a lower duplex and 2 or 3 rentals in this 5,000. square feet house. I think it was a smart choice for the couple who bought it.

  4. Let’s see. $990,000 is 10% less than $1,100,000. Can a ten percent discount off of the asking price be considered “anywhere near”? I guess it depends on the definition of “anywhere”. I’ll chew on my shoelaces while I ponder this, but I definitely won’t be having wing tips for dinner.

  5. Going back to the original SP listing there was this comment:

    I own a three family frame across the street from 471 51st Street. It gets really noisy in the summer from the large apartment building across the street. If they get anywhere near that $1.1m asking price, I will eat my shoe.

    I’d say $990k is somewhere near $1.1M. So will you be blogging the eating of your shoe Shahn?
