When Montrose posted 664 Jefferson Avenue as the Building of the Day on Tuesday, it was clearly because of the woodframe house’s architectural interest. Of course, the small For Sale sign in the photo led to heated discussion about what this place would sell for. The owner of the house, curious to know what Brownstoner readers thought it was worth, saw the post and sent in some photos of the interior. It actually just went into contract so it’s an academic exercise but fun nonetheless. Hopefully he’ll tell us the contract price when the widget voting has concluded. GMAP

Bathrooms will be so small no room for pedestal sink or bathtub. Unless you make it a one family and turn a whole room upstairs into a bath and closets. That would be pretty. There would also be room for a powder room and laundry on the ground floor. I think I’m falling in love with our little house.
But do you think you can find a buyer for a one-family house in this area? And wouldn’t a one family sell for no more than $450,000?

Yes, we’re talking about the same house. It is two rooms deep and has a 20 x 10 extension on the ground floor that is probably being used as a combo bathroom and kitchen. On the third floor, the bathroom will be at the head of the stairs. I would be shocked if it wasn’t recently used as a three family, with the middle floor consisting of a two-room studio with a combo living room kitchen and a bath wedged into a closet somewhere. Or do they only do this in Bushwick?
Now that I look more closely, I see what you mean about the chimney being for a stove pipe. But three is a photo of another chimney, and it looks like the one in our kitchen — but I can’t tell if it’s the same chimney.
The chimney is very small…the type you would find with a wood stove.

Are we talking about the same house???? This place is 1,180 sq. ft. It’s definitely a one family.
The kitchen can be done nicely for $15,000 or it can be $40,000…a wide range, certainly. I’m just saying if there’s a budget to do it really nice, it should be.
I like your cost structure. But wouldn’t a kitchen like that alone cost about $40,000?
I see at least one chimney in the house, I think it’s very likely the house had a fireplace in each room and a range built into the fireplace in the original downstairs rear kitchen.

Also, the realtor said this had an 8′ ceiling in the basement, so usable. And it has windows.
