After the drubbing A&H took a couple of weeks ago for the job they did marketing the Washington Condos, we’re curious to know how things are going a few blocks away at 98 St. Marks
Place Avenue. Not your typical condo conversion, the former walk-up rental has been dolled up with the standard list of “luxury” amenities. We’re more interested to know how the spaces feel. There’s one photo of the apartment with the arched windows that looks nice, but otherwise it’s very hard to get a feel for the quality of the reno from the listing. Has anyone been inside? Have any of the apartments sold yet? The units are priced, we’d estimate, at between $600 and $700 a foot. How does that sound for this part of Prospect Heights?

Correct. By drubbing, all we meant was that there was a lot of criticism of the lackluster marketing job on the Washington condos when we did our post on that building a couple of weeks ago.

Standard 5%-6% you must be smoking crack!! The Developers Group offers 2% does that make them un-reputable? 4% is the norm for a single listing, in this market only a moron would give you 5% or higher. The brokers at smaller firms make a lot more money than brokers at larger firms, and I don’t think there is one Brooklyn firm that isn’t corporate that is a part of REBNY. You obviously have only been in a real-estate for a short while. Because if you were around for the bust in the 80’s you would recall something called competition.
Brownstoner, what do you mean by drubbing? As far as I was concerned the building was only officially put on the market a few weeks ago. There were pre-sales many months ago, but the building was taken off the market and has since only started sales recently. There will be a model apartment/sales center set-up within the next few weeks and a private luncheon and tour will be held for current owners in contract before the opening night party. blkbuttrflie, thanks for correcting my grammar, how did I do this time around?
Have you seen the brooklyn properties marketing campaign?? I mean my 11 year old son could have done a better logo, their marketing ability is tacky and I don’t think 1 unit has sold in the bp condos. 98 St. Marks has 1 unit left according to my broker, and that is the is the ultimate difference. The level of finishes just doesn’t compare, the bp units look like something my grandmother would have picked, ughh.
The condos are actually pretty nice. On the PH side of Flatbush Ave. Roof Deck with views.
Large kitchen / living area. Building is about 25′ wide. 2 baths are always a plus.
Majority of buildings in brooklyn don’t have elevators. Having to walkup stairs is the norm.
Flatbush Ave in noisy but sound proof windows can be installed.
These should be compared to the condos built on St Marks Pl btwn 4/5th listed with BrooklynProperties
Since when does A&H co-broke? — I’m a real estate agent and I’ve been refused access to numerous A&H exclusives, most recently at 277 Washington Ave. They’re not a bad as Fillmore, however, whose agents have physically threatened me.
Corcoran co-brokes everything; like most reputable firms, they’re members of REBNY, which requires that all exclusives be made available for co-brokes with 48 hours (recently shortened from 2 weeks in Brooklyn). See the NYT article from the beginning of this year.
I understand the little guys; they’re fighting for their lives. However, discounting your commission to 3% vs. the standard 5 1/2% – 6% and then refusing to co-broke isn’t going to keep them around long — they’d be better off putting thier practices in line with the rest of the market and selling themselves based on their competence and professionalism, not their cheapness!

seen em a while ago. nothing special. price is about par for the course if not a tad high but i assume its for the area. i believe there is an unsightly washer and dryer in the kitchen. i think these are high 8low to mid 9’s in sq ftg
