511 East 16th Street was listed back in the spring for $890,000 as a co-exclusive with Mary Kay Gallagher and Brooklyn Properties. Given what a cute house it is (lots of original detail, charming bathrooms, nice deck and yard), we are a little surprised it’s failed to sell yet. The only thing we can think of to explain it is the fact that it is towards the southern end of Victorian Flatbush (map); if this same house were located 3 or 4 blocks to the north in Prospect Park South, it would have flown off the shelf already. Can anyone speak to this particular block?

again, if someone “runs away” because a porch on an old house needs fixing, they should be looking at new condos. Old house life is probably nor for them.
I actually went by the house and I spoke to Mary as well. When you look at the house from the street you will see the porch falling into the ground and I was told that it needs an incredible amount of work including a new roof. When my customer saw it, he could not run fast enough and had no interest to even go inside. The block is also definitely not as good as others. I lived in the area for several years.
This is a cute bungalow. Easy to restore and open up the porch. I love those stubby columms.
If a buyer can’t see beyond the existing furniture and decor then they may not be the best candidate for buying an historic home.
