On the face of it, $779,000 is a nice price for a one-family townhouse in move-in condition in Bay Ridge. Plus, 475 Bay Ridge Parkway is also cute, and there’s parking. Problem is, the house is tiny. It’s only two rooms deep and the ground floor has been given over to the garage. Though one could park in the front yard and use the garage for storage, as the listing suggests. The listing looks really good online, but we’re wondering if there is enough house here to justify the ask?

  1. This block of BRP (aka 75th street) is really pretty, however this street is a wide, major thoroughfare and quite busy with traffic. It’s a truck and bus route! It is also what the locals call “doctors row” as most of the garden levels have been converted to doctors offices.

  2. It is very nice, but dramatically more expensive than a 2BR co-op in the neighborhood. Is a private garage, and “having my own house” worth that? I can’t believe the current occupant is using it as a 1BR, essentially.

  3. It’s Tiny but an extra bed and bath in the basement wouldn’t be prohibitively expensive. Great alternative to a condo in my opinion especially since you could still use the driveway if you convert the garage to living space. I can see this going above ask given its condition.
