Wow, there really aren’t many houses on the market right now! One of the only nice-looking places that we haven’t covered yet is 413 12th Street, a cute but modest brick house across from the Ansonia in the South Slope. It’s only three floors tall and 17 feet wide, but it’s in great shape and close to the park so it’ll probably end up getting close to the $1,675,000 asking price, especially since we gather from brokers that the lack of inventory right now is resulting in a lot of quick, full-price deals.

  1. We visited this place last week during an open house. It’s move-in ready and in great physical shape. However: 1) there is no backyard, only a small deck that runs to the property line. 2) while the property is zoned as a 2-family (and the utilities are already separately-metered) the garden level is set up as a rec room and guest bedroom, so if you are hoping for rental income, you’ll need to add a kitchen and move some walls around.
