We went to last week’s open house at 319 Stuyvesant Avenue in Bed Stuy, and the place was mobbed. What’s more, we saw at least four pregnant women and two others with babies in tow in the half hour we were there. The house, in a very good location just outside the historic district, is in very good original condition, including both main bathrooms, a working gas light outside, two shelf-lined pantries, pocket doors and what appears to be an original bar with marble counters and shelves in the first-floor dining room. The mechanicals have not been recently updated but are working. The windows, roof, and facade are new, according to the listing. Whoever buys it will probably want to refinish the painted floors, update the linoleum in the third-floor kitchen and bath, and replace the old boiler and (possibly leaking) oil tank. (Note to would-be renovators: By merely reversing the original door on the third-floor bath to open left instead of right — or converting it to a pocket door — you solve the bathroom’s layout issues.) For those who prefer ground-floor rentals, it would be pretty easy to flip the setup by renting the ground floor as is and installing a kitchen in the small room at the head of the stairs on the parlor floor, where there is already a plumbing stack. We wouldn’t be surprised if the house has an accepted offer soon. Do you think it could go over the $710,000 ask?
