A 7,800-square-foot brownstone in Brooklyn Heights is nothing to sniff at and that’s what we’re looking at with this new listing at 146 Willow Street. But just because you’ve got top-notch size and location doesn’t mean you can get away with asking any price you like. In this case, due in part to the fact that the building’s been chopped up into several apartments for years, a gut renovation is required to turn it back into a one- or two-family. In addition to requiring a few million bucks, this also suggests that the original architectural details are already compromised. All which makes us wonder how in the world the sellers think they’ll be able to get $6,800,000.

This could be one of the largest houses in the Heights if it were converted. Truly magnificent. Is there anyone out there who would pay 5 million to buy and 3 million to renovate? Probably.
