This townhouse at 436 Clinton Street in Carroll Gardens was an Open House Pick back in June when it was listed with Brown Harris Stevens for $2,000,000. Now the four-story house is back on the market with Douglas Elliman for $1,795,000. It’s slightly unusual in that the ground-floor is currently set up as medical offices, though the listing notes that the rear addition is convertible into a two-car garage, which is worth a lot in this part of town. What do you think? If the interior configuration is not too awkward, this doesn’t seem like a crazy price for this location.

Petebklyn — I think the 16.5′ is the width including the window box (i.e., to the lot line), the rest of the house is 15′.
does that church have a very active bell?

same owner for over 30 years so probably would require quite a bit of work.
Really need a listing agent active in the neighborhood.
Taxes pretty good…just over $3K.
Otherwise price is about right.
Makes an interesting comparison to yesterday’s corner house in Fort Greene.
The thing about the Clinton place is not that obvious on a quick look is that it is real skinny — 15 feet wide according to the floorplan. Probably makes many of the rooms seem cramped and small.
According to his current listings and past closings, this agent is a 11217 virgin. More of a 10013/10014 kind of guy. Oh, and native of France…so I guess the ESL might explain typos, but…JFC what does it take to find a second set of eyeballs??
This is a low price for this location. Does it have some tragic flaw, or do the owners have to sell ASAP?
And it’s a particularly crappy listing. Elliman usually does better.
$598,000 per photo. Is that standard for Douglas Elliman? Or has Mr. Alloul gone above and beyond?

Perhaps it needs a lot of work inside. I know the listing said there had been a restoration done in the 80s but there’s only one pic of the interior.
Maybe the doctors office is turning people off who don’t want to deal with a commercial tenant.
