We’re loving the look of this brownstone at 747 Jefferson Avenue. The Stuy Heights house, which is currently listed for $525,000 in the Brownstoner Marketplace, has been in the same family for half a century. On the one hand, this means tons of original architectural details; on the other, we suspect that the buyer will have to put some dough into modernizing some things like the kitchen and bathrooms. According to the listing, the owners are “very motivated,” so maybe some of that renovation budget can come out of the purchase price.

  1. This is not in Stuy Heights. Price is a bit low actually, but maybe that’s on account of the work the place needs.

    Shouldn’t they be up front about that? Might be able to do the renovations Dave suggest for $150,000 or so. But who knows — in addition to all that, does it need windows, roof, foundation, wall panelling, lead paint removal, skim coating of every wall and ceiling, etc etc etc????

  2. A dedicated DIY’er could have a field day here. But I don’t think you’d get your money’s worth if you had to pay people to do all the work. Having said that, it may well be livable as is. “Motivated seller” to me means 475k or less gets this deal done.

    I dunno, I see a 10-minute walk to subway at Gates. (or 15 to Utica for the AC) Not bad if you work in downtown Manhattan.

  3. Subway is a nice long walk, but not that bad. Walk half a block to Malcolm X, down to Fulton. Those blocks are pretty short. I used to live on Jefferson, I know. I also think $250K gives you an extremely high end reno, certainly not what most people would pay to modernize this house.

    Quiet block, a bit off the beaten track, but a nice place to live. Unless there are unseen problems, I think this one will go quickly.

  4. I actually saw this home on Monday and loved it. There are 2 tenants occupying the property, the home is fairly good condition considering how long the family has owned the building.
    @tower18 The home was beyond cluttered, which is why the broker only got pics of the details I’m assuming. The top floor fireplaces were beautiful especially that wood one in the front, the tenant in the garden apartment might have a case of hoarding honestly. It has a brand new water htr and boiler though, I didn’t notice any water damage and it was pouring that day. The floors were in great shape also, we’re considering an offer on it. It wouldn’t cost much to get this place where we want it, just a nice home with a rental to help pay the bills. We met the broker at 669A Hancock St a few months back, that sold at 460k and it was basically the same house, 747 Jefferson is on a much nicer block though. Wish us luck!

  5. Not Stuy Heights. Sorry.

    If it needs electric, plumbing and heating as well as new bathrooms and kitchens that’ll be another $250,000 at least. It’s not worth $775k+ over there.
