When Christopher Gray led his walking tour of MacDonough Street last winter he called 323 MacDonough and a few of its neighbors “nothing special,” but we don’t think he meant that as a diss. It’s just that the brownstones are similar to many others in Brooklyn. This one in particular is in good shape inside (though bathroom and kitchen photos are noticeably absent from the line up) and is dripping with original detail. The legal three-family is located on a landmark block, hopefully far enough away from one that collapsed last January as to not be structurally impacted. Gorgeous house.

Really beautiful block. That’s St. Phillip’s Episcopal Church across the street. I like this house a lot. These Neo-grecs and Italianates have really spacious proportions, expecially on the parlor floor level, and the ceilings are high, all the way up. The detail looks great. Price is agressive, and needs some downward adjustment, but I don’t think this one will sit here too long, unless owner is very, very stubborn on price, or the mechanicals are archaic.
I wonder what 283 Decatur is going to go for. It just went into contract, just 6 weeks on the market. Of course, it was priced reasonably at $699K.

The house that NEARLY collapsed is part of this same row but near the other end. I think these houses are more distinguished on the inside than the outside although they are fine on the outside. I also like blocks with beautiful churches. kind of adds something to the character of the street.

Nice place with great details but that price seems a little too optimistic. How close is the subway DIBS? Will wager at least $125k off if it needs new plumbing, wiring and heat!
And, BHO, peak comps for something like this needing that amount of work is probably $700+. it’ll probably get that.
Sorry, Akwabba is the one to the right of the old victorian with the porch and Mansaard roof. Akwabba has the glassed in front porch.
