When 237 Carlton Avenue was on the 2006 Fort Greene House Tour we called it “probably our favorite of the tour.” Looking at the photos of the Greek Revival townhouse on the new Corcoran listing, we can see why. The 5,000-square-foot semi-detached house, which was once a church rectory, has original wide-plank floors, beautiful woodwork and, most unusually, a width of 40 feet. The house needs some modernizing, to be sure, so it’ll be interesting to see what the reaction is to the $2,500,000 asking price. Another question mark that is bound to impact the sale is what the future holds for the large empty lot next door; there are LPC-approved plans for a townhouse development that never got built, but right now it’s just a plywood fence and a field of weeds.

The cast-iron balcony railing with the maidens holding the scrolls is really beautiful. The fireplace mantles, the ceiling medallions, the mahogany doors and plaster pilasters are all intact. And the spaciousness!
I am so happy it wasn’t cut up and connected to that mews project.
In terms of the development site, I assume some day someone will build houses on it. It is in a historic district so it will not be anything outlandish.
This is a very special, pre-brownstone era house.
Aside from the true trophy properties we see for sale, this has got to be one of the nicest places with so much potential AND one of the best deals we’ve seen in a long time.
Listing says mechanicals are updated so anything left to be done would be cosmetic + kitchen and baths.
Propertyshark says it’s 5,040 sq. ft so at this price, that’s $496 psf.
The building is 24′ x 45′ and the lot size is 52′ x 86′. Did they sell off half of the lot??? There’s a side bay window so they will have some side yard if they did.
This will go for more than $2MM without hesitation.
All right, I’ll take both the rectory and the empty lot. No need to wrap them with a bow, it’s for me.

dcb, landmarked block so you wont really get f’d over with some fugly bldg next door. the location is pretty good. you should check it out. if you buy, I would like to apply for the rental unit.
Is the left side of the building an addition?
Judging from the zooming google street-view, it surely looks like an addition, albiet a very old addition.
Not terribly impressed. I really like how the base moulding on picture 7 ends a good foot short of where the casing (since removed) used to be.
You will be buying into a heart-break… when the building goes up next door, imprisoning your view.
Unless, of course, your lot extends far beyond the 40 feet of your building.
