When 213 Berkeley Place was a House of the Day last year, we predicted it would sell for around 10 percent off its asking price of $2,475,000 and sure enough it closed for $2,200,000 in August 2009. Now the house next door at 211 Berkeley Place has hit the market at the remarkably similar price of $2,199,000. It’s also a beauty, with beaucoup architectural detail, but it’s in estate condition and will undoubtedly need some dough to freshen it up. As a result, the asking price may not be as much of a lay-up as one might think based on the comp alone.

  1. No doubt Pete… but if you’re going to *pay* someone almost a $100k to do something, it would be nice if they put in a commensurate level of effort.

    wouldn’t worry about the heirs for this house. big windfall. couple 100k one way or the other isn’t going to change their life.

  3. Umm… Walanne (if that’s you’re real name)… FIVE whole pictures, one of which is of a damn lamp, falls a little short of the enormous amount of cash you will potentially “earn” off this deal.

    TWO MILLION DOLLAR Listing and your write an obnoxious 100-word paragraph (with spelling mistakes) and include only ONE picture of an actual room?!

    I agree with DIBS. Sellers, fire Ms. Walanne immediately. Remember, when she asks you to reduce the price by 10% because she can’t sell it for you… you are hurt a lot more than the small reduction in her commission.
