We hadn’t realized that this house at 65 South Elliott Place was on the market until it popped up as one of the early listings in the Brownstoner Marketplace. (We did know from this post that the place has been sitting empty for the last couple of years.) For the right buyer with the stomach and the cash for a major renovation, this pre-Civil War era woodframe house could be pretty interesting: There are lots of original architectural details and its on one of the best park blocks in Fort Greene. The asking price is $869,000. What do you think this would be worth fully-restored?

You ever wonder what a person from, say Omaha, Nebraska must think when they stumble onto this site? They must rub their eyes in disbelief when they see that there are people considering to drop $700-800K for this POS and then another few hundred grand to make it habitable.
All-cash or FHA 203K buyer only – house is uninhabitable as is and no conventional mortgage can be made. Pretty sure the broker made up that horse stable thing, never having seen a coal bin.
if the renov on this is 500-600k, the finished product has to be over 1.5M cause it would practically be a rebuilt house with new inners, modern tech,… that looks landmark gem.
anyhow, am not debating one can’t or shouldn’t spend that much but rather am questioning if that is the minimum / hard requirement – ie one cant make it liveable solid house for 200k’s?
m4l, mopar’s in the midst of a total renovation and I’ve had things priced out as well and done work. DCB is way off. mopar is right…electric & plumbing MIGHT add up to $50-70,000 at most.
I had coal bins in my basement when I bought my previous house. I ripped them out. Sorry about that, brownstoners. Had I known, I would have marketed them as vintage peep-show booths.

Meanwhile that house at 786 Putnam (Friday’s Open Houses: Six Months later) that sold for $775k is right about peak prices!!!!!
The freestanding frame on the corner of Lafayette & Adelphi sold for $750k I believe and it was a lot smaller.
There’s neigh way the’re stables. The broker is wearing blinders. Whoever buys this will be saddled with very hay costs.

DCB, that lists of stuff is legit but that equals 500k? the windows are painted with 24k gold?
DIBS has some rethinking to do right now. 869 is bidding war bait. They would normally beg for a mil in this neck of the woods.
