This new listing at 163 Bainbridge Street in Bed Stuy certainly is eye-catching. It’s chock full of original details and in impeccable shape. The double-duplex house is asking $929,000, certainly not a low price for this part of town. It is quite a lovely block though and convenient to the A train. Think there’s any chance of achieving this price?

  1. bkny, in a year of looking in Bed Stuy I never saw a place for sale that was in move-in condition and had the original details. For that matter, it’s rare to see a place in move-in condition even without the details.

    I have seen a great many places either in a severe state of disrepair or after they were flipped. There are a lot of Home Depot specials, some of them with sheet rock installed OVER existing plaster and walls put up and taken down every which way.

    On the one hand, it’s good that new life can be given to a house that may have had a fire or a foreclosure. On the other hand, it’s depressing to see how these once-beautiful houses have been ruined.

  2. Medium size grocery on marcus garvey and Bainbridge…very large, really good one on Fulton…Super Food Town about 15 minute walk from here

    restaurants: Peaches & Sragahina…Therapy Wine & beer BAr

    BHO has never been here and can’t afford it.

    The area is quite hood, funkymonkey. Everything else comes with the territory (please correct me if I’m wrong, anybody). But the woodwork…!

  4. can someone tell me a little bit more about the area around this house? love the proximity to the subway. are there any parks/grocery stores/etc nearby?

    does anyone know how the schools are – i see the ratings on insideschools.org, but i’d love some inside scoop from someone in the know.

  5. Widget is too low. I say it goes for $850,000 but I don’t know how problematic the layout will be for financing.

    Not sure what the Finance dept. says about it. If it were configured as a two family it wouldn’t be a problem.

    the two units (if they can both remain) will generate at least $2,400 per month together.

  6. I went to the open house for this place on Sunday. It is an absolutely gorgeous home. I’d be happy to live on the little bench in the garden. Don’t quite understnad how it is considered a multi-family though. Looked like 2-3 students each had a room rented on the top floor and they shared the kitchen & bath (if my memory is right). I don’t remember a separate entrance for them either.
