It’s been a long, unsuccessful sales effort at 193 Washington Park. There’s nothing wrong with the property: 6,500 square feet of brownstone-y goodness overlooking Fort Greene Park. The price, however, clearly has been an issue. The property was a House of the Day back in 2007 when it was first listed for $3,875,000 (which resulted in one commenter at the time saying “Give me a break”). It was reduced in early 2008 to $3,625,000, and later that year to $3,285,000 before being delisted in December. The mega-brownstone returned to the market in April with trimmed-down price tag of $2,975,000. Think it’ll sell at this price?

Maly, 2.5 to 2.8 was EXACTLY what we thought when we were serious about this place — they wanted nearly 4 million — but that was a couple of years ago.
I can’t say where it would or should go now, but at least they’ve gone south of 3, which was critical to getting into the realm of reasonable.
It will be interesting to see.

I think this would be great as a condo conversion.
But, 3M for the building and 1M for reno and conversion … plus other expenses and carrying costs… would leave little or no room for profit.
But maybe someone who actually knows something about condo conversions could provide more reliable info than I.
166 Washington Park (COO for 6 family, used as 4 rentals, ham-fisted Home Depot job) sold for $1,850,000. 180 Washington Park (COO 4-family, used as 1, fully and grandly renovated, with famous former owner) sold for $2,800,000.
This should sell somewhere in the middle, depending on work and tenants. It’s not possible to sharpen my estimate without a look-see, but just from the absence of information I would say $2.3. If there aren’t any funky DOB issues, catastrophic previous work and the house is delivered vacant, maybe $2.5.
We looked at this place not once, not twice, but THREE times back in 2007. We were VERY interested, but the cost was outrageous and it seemed the sellers, at least at the time, would not budge. There is much work to be done, we figured about a million dollars, but wow, it would be an extraordinary home for the right price and with the right reno.
These are the brokers who always name their properties silly things like “Cherry dreams” if there happens to be a Cherry tree within a block.

This is supposedly 6500 sq feet.. That is twice size of most houses (remember that a 20′ x 40′ 4 story is 3200 sq ft). So definitely enough space for condo-izing…and much too large for single fammily or even 2 family.
Am I a philistine for thinking it’d make the most sense to do this as a condo conversion?

Dare I suggest demolishing the additions and reclaiming the glorious full backyard?
