1631 8th Avenue was included as an Open House Pick last weekend but it’s nice enough and reasonably-priced enough that it seems deserving of its own House of the Day post, dontcha think? The house is only 2 1/2 stories and just steps from the Prospect Expressway, but it’s got a lot of charm, is in good shape and, at $1,295,000, is actually within reach of some of the families that might want to buy it! Waddya think?

  1. It’s not about setting anybody straight, Pigeon…everyone has their own opinions, but I happen to like the area a lot. I personally prefer brownstones and the grander limestones that flank 3rd street, but those also cost quite a bit more money, even a couple blocks north of here.

    This is about the price of what a few of the nicer 3 bedroom apartments in the North Slope have sold for so it only takes one person who would rather have a house and a yard.

    Also, the restaurant scene on 7th Avenue in the teens has really blossomed lately with the new Thistle Hill Tavern on 7th Avenue and 15th Street, Beer Table, Grab and Fonda are really close by, Brookvin, Provino is on 13th and 8th Avenue. I actually prefer a lot of the retail on the lower portion of 7th to anything on 5th or in the north on 7th Avenue.

    It seems to me that houses like this in the heart of Windsor Terrace have sold for close to this price, so I don’t really think it’s terribly off the mark.

    I actually think the house itself (on the inside) looks pretty nice. It’s also right around the corner from the newly refurbished Armory turned athletic facility operated by the Y which is a really great thing for a family to have nearby.

    Nice li’l house. The English basement looks full of possibility.

    But NOT a nice neighborhood, on a busy street, and not a nice block at all. For the same price, couldn’t you get a little less house or condo in a better location?

  3. tybur6, go check out the “in contract” stuff on streeteasy and/or the major broker sites and you’ll see a ton of so so stuff selling recently at or above $1M. I dont like it or agree but that doesn’t change the fact this stuff is selling fast and near ask too

  4. You know me… I just find it VERY hard to believe that there is this seemingly endless supply of folks with an income of over $200,000 a year.

    Don’t get me wrong, if $1 million or $2 million houses were something special, I wouldn’t even notice. However, there are SOOOOOOO many (quite modest) properties for a million plus.

  5. I hope this doesn’t sound solipsistic…

    I don’t really know this section of 8th ave, but it doesn’t photograph very well on googlestreetview; and 8th Ave in general is not the best street to live on; and prospect park south is not a prime neighborhood… I’m dubious.

    Maybe a lover of prospect park south will cough-up the dough but, personally, I think Heather (at 2:29) hit the nail on the head.

    But maybe 11217 will straighten us out.

  6. I saw this house last weekend, its pretty well done and doesn’t need work except for the kitchen. Two blocks plus an avenue to Park and the F Train and expressway proximity is not an issue over there. I suspect it will go close to ask.
