At first glance, this house at 209 23rd Street doesn’t have a lot going for it, but we’re going to offer the contrarian position that it could be an interesting opportunity for someone who wants to renovate and make it their own house. The 25-foot width and central entryway along with the wide backyard provide the potential for something pretty neat. And the asking price of $699,000, down from $789,000 earlier in the year, is a pretty cheap entry point. The weirdest thing about the house is that is just sold last May for $1,008,067. Theories on that?

  1. I’m gonna have to ditto what Greenwoodgeneral said (full disclosure, I live in this ‘hood) except I’d remove Eagle Provisions from the list. No one should ever shop there.

  2. 2 rentals upstairs could bring in some nice income…and creative layout on large 1st floor could be nice home. Question is height of basement for possible family room –
    WIth some money to spend could be a real deal.
    Who the eff cares if got some ugly old siding on front?…just make the inside nice and let Benson take in the view from his daughter’s place.

  3. Probably easy to tell that I’m a cheerleader for this neighborhood, but hear me out.

    This house at this price point is great for a family- assuming it’s structurally sound. Spend 30K on redoing the facade with hardiplank or clapboard, and then redo the rest at a leisurely pace. Unless you have 5 kids, there is pleny of room to take your time with this place and do the reno room by room. Make a nice garden, and enjoy your huge house and relatively small mortgage.

    The neighborhood is fun, full of all kinds of friendly people, and has a nice low key feel. Greenwood has basic amenities, and is getting more all the time (and plenty of them are the yuppie fauxhemian kind as referenced above):

    Groceries:
    1. Naturaland if you like dr praegers, Newman-Os, etc…
    2. Associated- OK stuff, but good prices
    3. Apple Fruit Stand: good veggies and flowers
    4. Eagle Provisions: amazing beer, polish food and mustard
    5. Jubilat Provisions: Pork Shop/Butcher- homemade kielbasa

    Cafe/Breakfast/Coffee/Pastries- too many, you might say, but most are great:
    1. Lindos- A diner!
    2. Bagel Factory- great bagels
    3. Has Beans- some people like this non-hipster coffee place
    4. Southside Coffee (always comes up in NYT articles about best coffee)
    5. Roots Cafe: Stumptown Coffee, and weekly hootenannies
    6. A wedding cake bakery that is really an all night taco counter
    7. Lopez Bakery- good home made breads
    8. Little Buddy Biscuit(see review on this site)
    9. Laurentino’s Bakery- great, great, great canoli- owner apparently was at Veniero’s for a while.

    Restaurants:
    1. Toby’s (great neighborhood spot- beer selection and brick oven pizza’s and calzones)
    2. Korzo: Czech/mitteleuropa restaurant
    3. Lot 2: excellent locavore place
    4. Giuseppina’s – soon to open – related to the carole gardens parole board pizza place that people seem to like.
    5. Guererro Food Center- Deli, with sort of hidden taco counter
    6. Milan- old schoold eastern euro place-
    7. Ok lccal sushi take out place
    8. Anything in the slope, because this is really just the south end of the slope…

    Bars:
    1. 718 BAR- new place open at 718 5th from the former black sheep pub owner
    2. Quarter: fancy cocktails and DUB pies
    3. Brooklyn Pub- just opening where BBQ used to be.
    4. Smolen- old school, 7AM type of joint
    5. South- beer focused, super friendly

    Other:
    1. Two art galleries- under minerva and open source
    2. Decent Dry Cleaner
    3. Decent 24 hour laundrymat
    4. cinematic views of the harbor and statue of liberty that pop up out of nowhere
    5. awesomely odd houses with funny renovations(see some entries and at at the nimby.blogspot.com site)
    5. Nice selection of little pocket parks by the prospect expressway
    6. Active dog community trying to get a dog run
    7. Greenwood Heights CSA fruit/eggs/veggies/flowers at the slope park all summer
    8. The school on 18th between 6th and 7th is considered to be very good.
    9. The cemetary and the proximity to Prospect Park.

    Neighborhood is generally safe, and full of woodframe houses covered in siding. Housing stock does appear poor due to the siding, but the cost to reno a little frame facade is much less than a brownstone facade, and many of these homes will have the same staircases, moldings, mantels as their brownstone cousins. Some are even older- and have greek revival/federal details.
