At first glance, this house at 209 23rd Street doesn’t have a lot going for it, but we’re going to offer the contrarian position that it could be an interesting opportunity for someone who wants to renovate and make it their own house. The 25-foot width and central entryway along with the wide backyard provide the potential for something pretty neat. And the asking price of $699,000, down from $789,000 earlier in the year, is a pretty cheap entry point. The weirdest thing about the house is that is just sold last May for $1,008,067. Theories on that?

    The home was purchased for the FAR, so they could make the POS Scarano “beam me up Scotty” building legit.

    So, anything they do with the existing frame (reahb wise) would be nice (a redo of the front would also be nice).

    The metal OS next door is only legal due to the unused FAR of it’s red neighbor.

    Surprised they did not tear it down. And considering the “211” ins now under new “low brow” real estate management, who knows.

    Must be nice in FLA for the owner.

    As far as the nabe, it is what you make of it. “Don’t judge a book (or home or nabe) by it’s cover.” Lots of nice folks living behind slats and siding.

  2. Hey Greenwood general, I’m glad to stand corrected on housing stock quality, because I like GH a lot. But the two houses I’ve been in have zero charm, and this one doesn’t seem to have much, either. Funk can make up for a lot, though. Brooklyn is a little short on funk these days.

  3. Twentyfive feet wide? Typical teardown. Price variation is nothing more than speculators f’ing around. The price is for the land only. $699 is a little high for the lot, especially for the reason that it sits next to one of the fugliest new developments in GW heights.

  4. PS 295 looks pretty good from what i’ve read about it, very small arts focused school. and it’s in district 15, so you’d have access to some decent middle schools.
